Utterspace ("we," "us," "our") provides software for real estate investors and contractors to manage fix-and-flip projects. This Privacy Policy applies to our invite-only beta program. By creating an account or using the service, you agree to this policy.

Invite-only beta

Access is limited to users we invite or approve. We may change, pause, or end the beta at any time. Beta data may be reset, migrated, or deleted with reasonable notice when possible. This policy will be updated before any general availability launch.

Information we collect

• Account information: name, email, company, phone, and role (investor, general contractor, or subcontractor).
• Project data: deals, budgets, job stages, documents, photos, messages, contractor reviews, and other content you enter in the product.
• Billing information: subscription status and payment events from Stripe. We do not store full card numbers.
• Technical data: device/browser type, IP address, and logs needed to operate, secure, and debug the service.

How we use information

• Provide, maintain, and improve the Utterspace platform.
• Authenticate users and enforce subscription plan limits.
• Send transactional email (invites, reports, billing notices, password resets).
• Process subscriptions and payments through Stripe.
• Generate AI-assisted outputs when you request them (see AI features below).
• Respond to support requests, prevent abuse, and comply with legal obligations.

AI features

Some features use third-party AI providers to generate estimates, summaries, drafts, and analysis. When you use these features, relevant project data you submit may be sent to those providers solely to fulfill your request. AI outputs are informational only — not legal, financial, construction, or investment advice. You are responsible for verifying all AI-generated content before relying on it.

AI features may be unavailable if API keys are not configured in your environment. When unavailable, core project management features continue to work without AI assistance.

Sharing and subprocessors

We use trusted subprocessors to operate the service, including Supabase (hosting and database), Stripe (payments), Resend (email), and AI providers (when you invoke AI features). We do not sell your personal information.

Deal participants you invite (such as general contractors) can access project data you share with them within the platform, subject to role-based permissions.

Retention and security

We retain account and project data while your account is active. Row-level security, authentication, and access controls limit who can view or modify project data. During beta, contact us to request account or data deletion.

Your choices

• Update profile information in Settings.
• Request account deletion by emailing us (see Contact).
• Opt out of non-essential communications by contacting support.

Children

Utterspace is not intended for users under 18. We do not knowingly collect data from children.

Changes

We may update this policy as the beta evolves. Material changes will be reflected in the "Last updated" date above. Continued use after changes constitutes acceptance.
